Ok so I finally got it I think, 85% without trying too hard on the sex scenes. This is just one solution, I have no idea what you can change or not change along this path that will impact positively or negatively the result. In fact I was almost sure I had tried almost what I tried here yesterday while not getting the ashley scene.

With Jane and Ashley:

- Say nothing
- Say nothing
- Take Ashley's side
- Take ashley's side
- Try to catch her
- Accept

With Ashley:

- Don't answer the question
- Confess
- Play a joke on Ashley
- suggest (again!) a trip at the pond
- suggest continuing on the pond
- ask her to go nack to the house
- Offer to snuggle together in your bedroom
- Ask her to come back into the house
- Offer to hithchike out oh here
- suggest to check out the mysterious room that's always been locked
- Comfort Ashley

In the bedroom:

- Say nothing wait for the rest
- ask her why she would think that
- object that it's ridiculous, remain rational
- Tell her about the anti-Airbnb jokers
- Listen
- Deny the existence of any relationship with the other girls
- Tell her it's just that the opportunity didn't present itelf with her
